There are some great values out there today on new construction homes, mostly due to low lot prices, lower materials and sub contractor costs and pinched margins for builders. Here are links to the new homes, sorted by zip code:
South St. Cloud and St. Augusta (56301)
There is a wide range in the new construction prices in Saint Augusta and South Saint Cloud with prices starting just under $150,000 in Emerald Ponds and Blackberry Farms. You’ll find some patio homes being built in the Stone Gate neighborhood in the mid $200s and then two homes currently under construction in the $450,000 to $500,000 range in Deek Creek Crossing (aka Deer Creek East). At the high end are a couple homes in the $1,000,000 range in the Ridge Creek addition.
North and West St. Cloud (56303)
On the north side you will find the lowest priced new home in St Cloud at $129,900 built in an older core neighborhood. Then to the Westwood area are a few homes in the low to mid $100s in Westwood Parkway and Ladbrook Park.
There is not much new construction activity on the East side of Saint Cloud at the moment, with just a couple spec homes ready to be built in Waters Edge at Donovan Lake.
There is a lot of activity in Sartell due to a number of lots on the market at reasonable prices. Prices start at $139,900 for a 2 BR 1 bath split level with double garage in Madison Crossing and top out around $400,000 in Celebration and $500,000 to $800,000 in Blackberry Ridge. In between those extremes are moderately priced homes in Newport, Heritage Point, Avalon Village, Eagle Ridge Estates, Knottingham Village amd Creekview Preserve.
Sauk Rapids currently offers the lowest entry point for new construction homes with homes priced starting at $127,900 in Autumn Ridge. You will also find upper end homes in The Cove, the site of the former Pirate’s Cove.
Waite Park currently have a couple patio homes available in Windsor Green and Willow Run, near the Angushire area.
Saint Joseph offers some nice new construction values with homes in the Northland Addition and Graceview Estates and then two wonderful new homes currently under construction by Dale Kremers in Morningside Acres, which are being marketed by our team. Dale has a large patio home with a partial basement for the utilities and storage for $189,900 and a walk out rambler for $204,900.
